Only if you like trains...

3

Quality of rooms - 3.5 Fun/Atmosphere - 4 Location - 3
Safety - 2 Management - 3.5 Value - 1.5

Did you know that there 47 trains between Edinburgh and London every single day? I do now after a year of living here! There is regular noise here - gates squeaking, doors slamming, people coming home in the early hours and, oh good Lord, the trains. You would think in any realistic real estate that living next to a busy train line the price would decrease but that doesn't seem to be the case here. If there was one single factor not to live here, it would Northern who haven't of oiling trains.

The price of Manor Bank simply doesn't equate to the value of the halls. The rooms are nice, sure, but kitchen cupboard space is somewhat limited and storage within the bedrooms is badly thought out and limited too. For instance, under bed storage is available but not practical due to the need to lift the whole mattress to access it when a simple drawer underneath the bed would've made a lot more sense and increased space massively thus stopping any complaints here. You don't even get a bin provided, in both the kitchen and bedroom which is shocking considering Ikea sell them for £1. You get a notice board in your room but no mirror. The bathrooms (or as they call them 'shower pods') are small so don't be expecting to shave your legs with ease in the shower. The kitchen has some horribly uncomfortable sofas but that’s okay since a TV isn’t provided so you probably won’t spend much time on them. Some have American fridge-freezers but this is pot-luck whether you get one.

Safety-wise, there have been 2 fires here this year but so many more false alarms which has gotten to the point where everyone just ignores the alarm. One fire from a faulty fuse box which is worrying and asks the question about other quality aspects of the halls. It would seem more often than not, at least one of the gates are broken thus allowing anyone onto the grounds and tail-gating residents is regular as proven by the excessive flyering done by promoters. My boyfriend has effectively been living with me for the past 9 months to the point where the staff thinks he actually lives here which is testament to how easy it is to get onto the site, I only let him through the flat door. There was also the creepy cross-dresser wandering around which was… odd. I have personally witnessed drug dealers on the property which is great if you're into that sort of thing but when you have exams coming up, people selling cocaine in your hallway becomes somewhat of a distraction as do the guys snorting in the study room. Unite do seem quite good at sending security when they're asked for and I understand it is difficult to stop a lot of these things but when your flatmate trashes your kitchen with NOS everywhere and the stench of smoke, you expect them to pursue a little further than "Please smoke outside and keep the noise down". The kitchen only has a heat alarm so it doesn’t stop people smoking in there which is frustrating if you don’t get on with your flatmates. I don't have issues with people doing these doing these things just so long as it doesn't affect me.

These are known as the party halls so you can imagine it does attract certain people but there are also lovely people I have met here.

The staff seem nice but sometimes take a joking and friendly approach when a more serious manner would be appreciated such as when asking why they don't recycle and getting a snotty answer of "Why would we do that?" Dunno, maybe it's the environmentally responsible thing to do... I haven't had too much interaction with them other than on occasion pulling an all-nighter and Lee, the security guard, bringing us all hot chocolates which is nice. The cleaner was pretty useless for the first term and rarely came and didn't do much when she did but this seems to be okay now with a cleaner once every 2 weeks to do the kitchen. One thing in particular that bugs me is that in order to notify us to contractors entering the flat or other information they leave notes in the letter boxes so, if you’re away, you will miss key information. They have our email addresses on record so an email would be a much better system such as the email you receive when there is a parcel waiting at reception for you. They organised some parties for residents too which was nice and there is always free tea and biscuits at reception for people.

Limited bike storage but not many people cycle here so wasn't an issue and no car parking spaces for students.

Good location near town, big Morrison's about 10/15 minutes away with Sainsbury's Local about 3 mins away. Metro station very close and a train station so close that people could probably watch you getting dressed. Quayside is a very short walk with nice bars and the Baltic and Sage just across the Tyne. Main campus is probably 10 minutes and City Campus East is just opposite Sainsbury's so 3 minute again. Nancy's Bordello (not what you think it is before you get your hopes up) is across the road for drinks and food.

I don't know whose idea it was to build on effectively a cliff face but it wasn't wise. Reception and the main entrance is on 3, common room on 2, laundry on 1 and bikes and bins on 0. Expect to waiting on lifts a lot.

There are other halls that are cheaper with dishwashers, washing machines and tumble dryers but not this one. Washing is £2.70 and drying is £1.20 so despite paying an excessive amount just to live here, you will be paying more to clean and dry your clothes too.

Common room has a big TV with a pool table with the aforementioned study room with another TV. Both TVs has HDMI ports for laptops.

The Internet is provided by Ask4 upto 20Mbps included and allows 3 devices to be connected per account but I found that I could just make another account and add more. It was a bit iffy and we never worked out if it was my laptop or their router so I can’t make a judgement call there.

All in all, this is a nice place to live for most but not worth the money you will pay to live here and by the end if you never hear a train again, it'll be too soon. No matter how many mood lamps in the room or spinny bar stools in the kitchen, it won't make this worth the money.

It has become affectionately known to residents this year as ‘Manor Wank’ so it seems the consensus would be negative towards these halls. I would not recommend this as I wish I had chosen other available options.

POOR VALUE - INFACT AWFUL VALUE

3.5

Quality of rooms - 4.5 Fun/Atmosphere - 2.5 Location - 5
Safety - 2 Management - 4 Value - 0.5

I suppose its one of those things you can't avoid, you come up/down to university and want to meet new people and have somewhere nice to stay, you can do that here, so there's a positive.

Overall, yes id say id have a positive experience to put it bluntly.

Quality of the rooms is something you cant fault, probably one of the best few.

"Fun" is a broad topic, my idea of fun is playing house music before a night out, what isn't my idea of fun is people playing at any time between Midnight and 11am, you will probably think "oh im not that bothered about it, it will be fun", trust me, it will get to you. Atmosphere is generally fun, that pretty much must apply to everywhere though. Just because its exam time, don't expect the music to stop.

Location is perfect, couldn't get any nearer if you tried.

Safety is a wide issue also, has been a couple of sightings of a weird man, which people have gone a little over the top about, but this doesn't necessarily apply to MB, it could happen anywhere. What IS in unites control is fire hazards, there is one main one, the ovens are disgustingly greasy, not only is this unhygienic, its a hazard, and it has to be mentioned: What happened this year? You guessed it a big old FIRE, rumour has it from "burnt" sausages, I'll use the term vaguely because they were probably still raw on the inside.. I wont go into too much detail, its none of my business, but people living in the flat certainly weren't living there anymore.

Management cant be faulted, all very pleasant and are all quite happy to help whenever you need them. If you for any reason need to speak through the speaker to head office because no staff are in, bring a pillow with you, you'll be waiting a while.

Lastly onto value, what a disgrace, £120 pound a week. A very small room with a very small area to yourself in the kitchen, I guess your paying for the location but to me £120 is a joke price. I might as well mention the cleaner. Look at last years price , £5 odd cheaper, inflation is 1% so add that on, your looking at an extra £4 for a cleaner that essentially does very little, they come round once every two weeks and do very little. This however shouldn't reflect badly on the cleaners, they themselves are all very nice people, its just a waste of money, if you leave something out, eventually clean it up, not hard.

Good staff- constant noise

Great location and decent rooms, friendly staff as well. However constantly noisey with people running around, screaming or playing "house" music. The staff are great but the noise will never be stopped. Doesn't exactly feel the safest with fires from dodgy electrics as well.

There is absolutely no socialising or fun here. It is built literally right next to a train track so be prepared for sleepless nights. It's so expensive. I wish I never chose to live here. Also a man dressed as a woman kept getting into manor bank when I was there. Scary stuff! Not very safe

If you're not a fresher, don't bother - the atmosphere is good, so long as you make an effort with people early, otherwise it could be seen as clique-ish, but always sociable if you're into that.

- Crazy money for a fairly small room, but nice bathroom (if you don't mind squeezing in the shower)
- Fixtures are perfectly fine
- Security lax, but security guards/staff are great
- Trains on one side of the building (4am wakeup call, anyone?), but Quayside views on higher floors on other
- Laundry is a rip off, but this is the case in most halls (2.70 per wash, 1.20 for 50 mins dryer time)
- Someone always manages to cause a fire, but the building's still intact
- Maintenance is good
- Internet is good, but three devices max
- Seems great location, close to Quayside and town, not far from campus, but almost every other NU halls are closer to campus
