Glassyard building is a great location for students studying a Chelsea, Camberwell, LCC, and LCF.

There is a good range of amenities nearby, and it's a good location! The building is very safe. friendly security staff that work through the night so you always have someone on call to answer any question! The glassyard staff are very friendly and accommodating. I have stayed for 2 years so far and I have felt at home and very safe thanks to an amazing team

When I moved in there were a few issues with the turnaround of the rooms but these were solved. Reading the previous security related reviews before arriving I thought 'what the bloody hell have I got myself into' happily any security issues have been sorted and the current security team are always present on evenings and weekends and I feel like I live in a safe and happy environment. The reception and maintenance staff are excellent and go above and beyond their responsibilities to try to make everyone's life as easy and pleasant as possible. The management have been on a fairly regular rotation which has caused some issues particularly when issues haven't been passed on to the new one but the current (as of march) manager seems to be fairly on the ball and nice. The location is excellent for me as it's 2 stops on the tube from my uni.


To summarise, it's not perfect but it is very much a homely building.

Massive Security Blunder

The security staff member on the front desk was giving a master key fob to all of our bedrooms and flats almost every night for (what we have come to realise) 2 years +, to his personal friend who told residents that he had a criminal conviction for stabbing someone and we weren't allowed to tell anyone or he would find out. He slept with multiple residents and was dealing drugs inside. Glassyard found out and hid the whole thing, now basically denying it ever happened, and have not informed the residents of our year (2015-16) that were not aware of what was going on. We didn't even get an apology. We got no money back whatsoever and the girls who had been harassed (by the fault of Glassyard) got no compensation whatsoever either. Fresh student living are a company that work to save their own skin only. They will not care about you, or your experience, as long as you are paying. The building itself is lovely and the area was great too. But the way the company deal with situations like this is shocking and unacceptable.

OF COURSE THE STUFFS DOES NOT WANT TO LOST THEIR JOB,

SO THEY ARE NOT HELPFUL FOR YOUR ANY PROBLEM IN THIS STUDENT HALL.



A structure of the building has problem. The building is always heavy with bad air. Even my own room are poorly?ventilated and keeps very hot. I just needed to stay my room just wearing underwear without turning any heating system on in winter honestly (but still hot and sweating) ! So when a resident (especially living in a studio room) cooks, a room is just hell. Air circulation is very shit so you have to stay with fruit fly in summer. However, they does not let me open windows (they explain that is health and safety requirement). They charge fine like around 100 pounds if a resident opens a window fully. I complained many time when I lived in, but what they suggest is finding someone who can live here instead of me!(It is good for them because they can charge non-refoundable deposit) As you can guess living in this student hall in Summer season (even Winter) is worse than any prison. You can not concentrate doing homework in your room. You must check some review at another website like hallbookers esc before live here,,,,



THE STUDENT HALL is running buy PREDATORY film and manager.

THEY are happy with a resident who can not sue them about the prison.

Avoid Glassyard

Honestly don't even waste your time considering moving into this awful building. By far the worst out of all the halls available to UAL students.

Its hard to pick where to start. During the summer months, you can expect unbearable temperatures in the bedrooms and kitchen spaces thanks to the huge glass windows and the 5cm gap they open. Winter is the exact opposite, the tiny electric heaters make barely any difference to the temperature of the room - they also cut out after 2 hours so if you plan on sleeping more than this then there is nothing to keep the room the warm which resulted in me waking up physically shivering most mornings.

The building may be fairly new, and while its pretty to look at inside and out the build quality is horrendous and everything feels cheap and rushed. Walls and skirting are already rotted, along with tatty furniture and broken appliances. We're also currently in our fifth day of intermittently having no running water anywhere in the building. Laundry machines are also very poor, particularly dryers which normally leave your clothes still wet when you take them out. You also have to get used to disconnecting your laptop from the wifi and reconnecting on average 15+ times per day when it constantly cuts out for no apparent reason.

The location of Stockwell is great, very quick travel times into central london and great connections to all the UAL buildings. The area itself however is incredibly rough and unsafe - 100% would not recommend walking around the area alone after dark. The building does have 24/7 security but a strict guest policy means even if you live in the building, if you enter with someone else, even someone else that also lives in the building your likely to be chased down and questioned on whether or not you actually live there if the security staff don't recognise you which gets very tiresome very fast. Security staff can also walk into your flat at any time without notice or reason and have even barged into rooms on occasion without as little as a knock so say goodbye to your privacy if you chose to live here.

In short, for the money you'd pay to live here, you could get much better standard of living at another halls or privately rented flat.

Apart from the lcation, there is nothing good about this building. I had been living here for more than a year and whilst at first everything seemed fine, towards the end (now) everything started to break down.

I am writing this in the midst of a power outage.

The elevators seem to always have some issues.

For a whole weekend we had to deal with either no water, or very little due to lack of pressure.

The washing machines are too expensive and seem to not do their job (the washing part leaves your clothes smelly, and the dryer does not dry them properly, and this is for £4.1 per cycle)

The management is constantly changing and it seemes like they themselves have no idea what is happening/ they don't have a grip of things around here

The onsite maintenance is very slow in processing your issue

Overall, I would highly recommend you avoid this building if you want to save yourself the nerves of dealing with them

I was impressed when I first visited the building. The facilities looked new and clean and the studios were spacious. The manager who gave me the tour told me the atmosphere in the building was great, that events were frequent and that there was a true community. Nothing could be farthest from the truth. The building was TERRIBLY built, meaning that it is ALWAYS hot in the rooms, even in winter. Comes summer, it becomes UNBEARABLE. It is truly impossible to live here. Everything is made with awful materials, so the oven breaks all the time. The showers are bad and often smell awful (smell comes from sewage). The carpets in the hallways also always smell of garbage. Things in the building are constantly broken (elevators, washers and dryers, etc). The management is also terrible. People are constantly changing and they do not bother knowing you or trying to solve your problems. Finally, there's no sense of community whatsoever in the building. I never met anyone from here actually. In sum, AVOID this place at all costs.

Living in Glassyard has been absolutely dead - Walking down stockwell road is an absolute dread and walking into brixton isn't much nicer. Aside from Location the halls have been awful - constant problems with the building which obviously is to be expected in a new building but the way it was dealt with was awful. Work men literally stroll into your rooms and kitchens without even knocking and numerous times we have encountered the security guards coming into our cluster flats in the middle of the night - when questioned they have no reason to be there - some have even said - i smelt burnt toast.?!
seriously avoid these halls - for the money you get absolutely nothing

If you plan to staying here, i would suggest you to look somewhere ease. I have spend around 245 pound per week living in en-suit room. The good thing is it is a brand new accommodation so you can imagine the room is quite new. At first i think its price is acceptable comparing to the room i have especially in London. But in fact it is not. You can spend a few more money to get a better room-eventhoung it might smaller,better atmosphere that this. The worst thing in this place is management team some of them are fine but the other are not. Living here will provide you a good experience such as washing machine break down at least once a month, water leaked in your room where they will clean your room with put any reimbursement, or MAINTAIN FIRE ALARM every tuesday for SIX TIMES. This is the worst thing in my life. I am here to study so i need a time to revise, yet every tuesday i have to suffer with the fire alarm which will ran six times in a row-SO DAMM ANNOYING !!.I have no idea why they have to ran it six times every days so ridiculous-my former accommodation is not.

So if you are looking to see the room, my suggestion is go to somewhere else fist. if there is no better place that this, come and see by yourself but please please avoid the manager named 'Rochelle Mackey '

I had many problems

I had many problems in my room, especially with the heat which was unbearably toohot !!! Even in winter I had to get undressed when I was back from uni. The absurdity is that I've been paying the highest price for the largest and "best" room. The tiny opening of the window just let me breath enough to survive in that room which is quite big.
That room is the most expensive, whereas I didn't have anything more than the others living in smaller studios (except from the space) but actually, less than them !!! : no oven, no iron, no iron table, no vacuum.
- The mattress is so bad that I had to buy a mattress topper
- Not any storage in the building to put things that you think them useless (too many chairs and sofas in my studio)
- Lifts always broken, as well as the machines from the laundry
- Again : a VERY VERY VERY BAD air condition!!! It was so hot, that the air was very dry and I got some blood circulation problems every morning. I had to buy an humidifier.
- The reception is unstable with employees leaving their job and getting replaced by new ones every time. Also, it's not open long enough in the day (from 9:30, sometimes 10am!!! to around 5pm).
The employees do not really care about your problems, and not even answer to your mails.
- The location is bad. You have to follow the long Stockwell road to get to Brixton, which is very poorly attended... gangs of drunk men looking at you like a piece of meat, at every hour of the day and night.
- Stockwell is empty, nothing to do there except from getting attacked by old people under drugs.
- Security by night is not so good, it depends of who's working.

Our kitchen has been 35 degrees at points, despite efforts with useless management our kitchen was not selected for the magical lottery of air conditioners (provided at the end of the tenancy) £160 a week for a bedroom essentially because you'll want to spend about 0.5 seconds in the inferno of a kitchen.

Whilst 'no property you dwell in will ever be perfect' being kicked out your building at 10pm on a Sunday night with no alternative accomodation because the generator for the ENTIRE building has been flooded, is hardly a minor flaw. DO NOT GO HERE!!!!!!!!

well… there is only one good thing about Glassyard , I could thin of is making new friends.BUT there is a list of things I am unsatisfied. The lifts are often out of service .you only get about 3 inch of a gap from an open window in premium studios.everything in this accommodation is pretty fragile, so try your best not to damage anything as you will get charged for all of the damages, including small scratches on tables, dirty stoves, tiny paint marks on the floor and etc etc…..You don't get your parcels UNTIL the securities fill in a note for you to collection , the longest length I have waited for is about a week and a half.I am sure they are working hard on those little things to get you a better accomdation life for next year.Good luck to you all.

Although the building was brand new, they clearly have BIG problems with how the building is managed or with how it was built. My room could at times be so unbearably hot that I would actually have to leave and go find a friend who's house I could stay in to cool down. This was even a problem in winter and I don't even want to think how it is in summer because I left early for that exact reason.
The location I thought was terrible, because you have to walk through a fairly unpleasant part of town to get to the accommodation and sometimes on a friday or saturday night it isn't even worth the risk to walk from the tube station and a taxi proves safer. The only saviour of it's location is that both the Northern and Victoria lines meet at stockwell station.
Safety once in the building was good, but once you step out side there are less than no guarantees of safety.
The management was really nice and usually tried their best to help you, but sometimes were a bit useless when you actually needed their help in a short period of time.

As current resident of the building and visiting many other UAL accommodations plus many more halls of residence across the country, I feel this building stands out more than any other. Looking through other peoples reviews on the building upsets me to see it displayed in such a negative light.

Understand there have been been a few issues within the building (But what can you expect from 300+ people in a brand new building) but these issues have been dealt within a polite and respectful manner. There is no doubt in my mind that any issue which has arisen within the building has been dealt with in the most punctual and appropriate way.

As a current UAL student I feel these halls offer a good social environment as well as top quality accommodation for the price and the university as a whole. I understand why some residents are upset which is apparent from their comments on this page but the management from my view has done everything they can do to resolve issues. I cannot speak for individuals personally but halls are never going to be absolutely perfect as no other property you dwell in will ever be. Some residents have used this page to vent certain stigmas against the property and it's management but I speak on behalf of many happy and content residents that the Glassyard is a fantastic place to reside.

Overall the bedrooms from shared to studio are clean, sleek and modern. The location is perfect as it sits on the two most connected lines on the network and the atmosphere is immense.

If you end up in this building make the most of it.

I was charged for ever tiny little thing that went wrong in these halls, and i have no idea where my £160 a week went. The rooms and kitchens are unbearably hot, leading to rarely seeing and spending time with flat mates all together.

For the amount of money that they ask you to pay, i couldn't see where it went. at first all appears to be right in 'the Glassyard' but once you live there for a week or two you realise how badly designed the building is and the poor quality to which the building was built. It was unbearably hot so you couldn't even eat in the kitchen/living room, and the fresh student living staff (except for Nigel) are pretty useless when it comes to just about anything. the only time they care about you or your standard of living is when they want more money from you.
The Glassyard building is most definitly not worth the money you have to pay. The staffs blatant disregard for the living conditions of the students is awful and just in general their lack of knowledge. The Fresh Student Living staff are pretty appalling although Nigel Lindo is helpful. The building's poor design is most definitely not worth the appalling £160 odd a week, the kitchen/living room is a sauna and lights and power in the building not working as it should from day one. The only thing in this building favour is its location, apart from that it's not worth the bother. I would say that if it was cheaper (much cheaper) it might be worth the hassle, but apart from that glassyard is probably the worst halls anyone could stay in.
Glassyard is overpriced and badly managed, but if it was £50 a week instead of £160 it might be a bargain.

Nice room with full facilities. I got it for 160 pounds/week which is a nice price with a en-suit room and shared kitchen. The building itself is nice, they provided mostly everything (e.g. washing machines, dryer, Costcutter near by, etc.)
The location is good, it is 2 mins to bus stops and 7 mins from tub station and it is really near to the big road.
Despite the washing machine is always broken down, sometimes no hot water during the winter, and the managers are too nice to manage to shut the flatmates off when they play freaking loud music constantly every day and night!

There's been problems after problems after problems with his building. I strongly recommend all of you not to live here.
1. You will not be able to sleep depending on which side your on because of either the noise from the traffic and the constant ambulance/police sirens going by, or the smokers area where u hear people constantly outside shouting and screaming.
2. The heat in this building is absolutely ridiculous! The rooms, the kitchen, the corridors theres no where air gets in. It's literally like a greenhouse, you can't concentrate on your work, you can't sleep at night you can't cook or use the ovens as it increases the heat in the kitchen.
3. Security guards would often just wonder around in our kitchens aimlessly at ridiculous times.
4. The location - Stockwell is not safe at all, it's right next to brixton which should say it all. There's a cafe across the road which is obviously a crack den. Old men sit outside this cafe directly opposite and basically harass us females. - We were given rape alarms to protect ourselves.
5. The smoke alarms in our rooms aren't smoke alarms but heat detecter which means all the smokers smoke in there rooms leaving the corridors and everyone else' rooms smelling of smoke/weed. As a non smoker this obviously upsets me.
6. They are charging us for the slightest things, tiny marks on the walls even though they are going to re paint all the rooms and kitchens again they are charging us! don't expect you deposits back.
7. Last year I have been paying £160 a week, I've heard this year they are increasing it to £170, no clear reason why, it's clearly not worth it.
8. We had to go 7/8 months without mobile phone service because the building was blocking signal.
9. Flooding has happened many times
10. Even the washing machines have had so much trouble. On numerous occasions jus takes you money but doesn't work.
11. Yu have to pay rent for the full year they don't give you an option for 42 weeks it has to be 51. So your paying rent over summer even though your not staying there. Ridiculous!
The list just goes on, there's plenty of reasons why my stay here has been absolutely appalling I honestly can't wait to leave.

The glassyard building has been a nightmare since the beginning, during the first couple of weeks I went to reception to tell them how stifling hot our kitchen was, their resolution for this was telling me to go and buy a fan. We suffered all year paying for an unbearably hot kitchen, with no ventilation and windows which only opened about 3 inches. Later in the year I had a meeting with management again about the heat in our kitchen and nothing was done. Since entering the summer months the entire building got ridiculously hot and they finally decided to install air conditioning units into certain kitchens, however ours was not one which was picked, despite my constant battle trying to get us help. The wooden slat above my doorframe broke and fell on me as I walked in once, with sharp nails hanging off it. We have been charged extensively for little things such as marks on the sofa, which are inevitably going to appear there due to 9 people sharing a flat. The building flooded once, and left my entire corridor drenched with water, and another time the power and water was gone for so long we had to evacuate the building. Studio flats aren't provided with ovens, but never made this clear. The only benefit is the location and the fact everything looks nice and modern, although the quality is so poor everything will soon be ruined.

Truly the worst experience I have ever had, please I emplore you save your money and energy and go somewhere else. I have no fault with the Ual resident manager Nigel Lindo but the fresh student living management, who run the building are some of the most unpleasant, rude, assaulting staff I have ever had to deal with.

There are smaller issues such as not being given your own post/parcels when it is received, instead having to wait a minimum of 9 hours till the FSL staff leave and the job is then, bizarrely, left to the security guards (so FSL admin staff do not have to reach behind the desk they sit at all day and give students their own mail). Then there are massive incompetences such as not being able to replace an integral part of the building such as the lifts or a communal flats oven for weeks on end. Verbally aggressive treatment from former FSL manager Natalia Vu Thien, in which on more than one occasion I felt that it was at a level of harassment, over simple issues such as letter box keys.

Recently when the buildings generator was flooded due to the carelessly cheap design of the building, the students were told the alternative accommodation for the night (as there was no running water as well as electricity) would be a church hall. FSL are beyond lucky that this happened during the holidays when the majority of students had already left their flats.

I am honestly lost for words at the treatment I have received this year, and the response on behalf of Fresh Student Living has been non-existent. Not only are future students at risk of the ill treatment, but at risk of their own well being. This poorly designed and cheaply built building is clearly not fit for habitation.

During my stay at glassyard i have encountered security coming into flats at ridiculous hours in the morning for no reason, as a female this makes me feel very uncomfortable unsafe. The person in charge of our welfare on numerous occasions has made unprofessional comments and given terrible advice to myself and others. The building its self has obviously been finished very quickly as number of things have gone wrong, the temperature of the building is outstandingly hot during summer, so hot that it's uncomfortable to even sit still let alone go about your day. It has flooded on more than one occasion, causing a week without power and water. The lifts breakdown frequently and your mail is given to anyone with a slip without ids being checked. If something is broken it takes a long time to fix it. The buildings layout its self is unsociable. The only thing i've enjoyed whilst living here is the view which you are not guaranteed to get.

Not worth the soon to be £170 a week. Everything broke every other week, there were floods, lifts breaking, extractor fans breaking, excessive amounts of heat (always just told to 'buy a fan') and things falling apart due to poor workmanship and cheap furniture. Just now there is now electricity or water due to the building lacking a backup generator and failing to protect the original generator from floods caused by thunderstorms, it's been over a day now. There are also excessive amounts of noise throughout the night if you're unfortunate to live out on the front of the building due to a rather questionable cafe across the road which usually involves drunk and rowdy men from 12 onwards getting drunk and often harassing young women. I would personally not recommend the area as it can regularly be quite unsafe.

The only plusses are the comfortable beds and en-suites and being quite central and easy accessible.

Great place to be! Lovely people and wonderful location 10 mins away from the center of Brixton with the market and lots of pubs. Also Clapham is just 20 mins away on bus, or Clapham North 15 mins walking.

I was quite lucky having a small kitchen with two windows on a lower floor as it never got too hot, but my other friends kitchens were unbearable there is no air flow due to the windows only opening a few inches. The rooms are nice and new but varied in sizes although we pay the same amount of money, my room was far smaller than the majority of my friends. The kitchen hobs are a nightmare as the never seem to stay at a constant heat, they just get hotter and hotter even on the lower settings, they also turned off about 3 times everytime you made a meal. There was a good feeling of community amongst a small group of people but the majority of people kept very much to themselves making social events difficult but the social reps did a very good job trying to get people to attend. New staff would take over all the time making it difficult to get to know and connect with them but Nigel was always very helpful and easy to talk to. The area is not the safest but I have to say it got better as the year went on, the first few weeks some people were mugged just outside, but I heard nothing since then just be carful with your belongings. The halls seem very safe and secure with 24 hour security.
Overall I did enjoy my stay, and I will miss the glassyard and all the friends I made and at the end of the day that's what uni halls are all about, there are just a few changes that need to be made to justify the money we pay..

Good sized room but was either too hot or too cold never just right. large windows in the kitchen don't open fully so on hot days it's impossible to sit in the living area due to the heat. would expect more for the amount spent on rent. something broke every other week especially lifts and washing machines.

Everything broke every week or every other week. Floods, gas leaks in my flat with no comment from the management at all. Appalling.
