Stayed in Bevarebank for my 2nd year at college and it’s been excellent. The staff are wonderful, all so friendly, welcoming and make every student feel important! The process of moving in was made so easy and every small problem we’ve had in the flat has been fixed within hours thanks to the wonderful staff and security team. Brilliant local with a gym 5 minutes walk away as well as lots of pubs, cafes, restaurants and two large supermarkets right around the corner. Really lovely place to stay!
Great place to move into, especially if it’s your first time moving out from home. Staff are all so welcoming and helpful, security are always around so you never worry about anything. Walk away from town and plenty around to do!
Fab halls with parking with lidls and tescos as close as you can get. The rooms have everything you could need- the showers are really good (the best I've had during my five years at university) and there are events organised by the office team all the time. Although its not close to some of the unis there is a shuttle bus and I walk to the University of Edinburgh everyday so its still accessible.
The accommodation is just 2min away from Lidl and Tesco and 15min from the City center. There are many pubs and restaurants around the accommodation where you can enjoy your evening. If you are tired to study indoors you can go for a walk or even to study in the Edinburgh botanic garden which is just 10min away from beaverbank. The management staff are very friendly and always available for you (even for an afternoon chat) .
This accommodation is lovely, the staff, facilities and rooms are all to a good standard. The location may be far out but a bus is provided for us to travel and it's quite helpful. I would say storage space can be a bit tight but if you bring ikea furnishings it's a simple fix. Laundry can be expensive. Overall a great place!
People and staff here are great, highly recommended it. Only downside is the distance to universities, although it could be worse. The beaverbank management have setup free shuttle buses to combat this. shen
Very nice place to live, very secure. Rooms are a reasonable size, the kitchens are big enough for the amount of people in the flat. The management staff are very helpful.
As an exchange student, I live in this accommodation for one semester. The rooms and staff is really nice. The kitchen is big enough and for a university of Edinburgh student the accommodation is okay, since you can take the shuttle bus to uni every morning, which takes 15 minutes. Sometimes you have problems with messy flatmates, but probably this is quite normal for student accommodations. The managers are super helpful and organise events like blind dating for valentine's day, which is nice.
This halls is so fun and sociable, the security are amazing and the rooms are stylish &a perfect. So hassle free when it comes to bills etc as it is all paid into one. There aren't any obscene rules and the staff are amazing and welcoming ?
The accommodation is in a perfect location for the city centre and there are several bus routes close by. The only issue I have experienced is the proximity to kings buildings. The accommodation has a free shuttle bus to universities, but if I want to commute in my own time it takes around 50 minutes to get to kings. But that being said, everything else is right on the doorstep, a lidl around a minutes walk, Tesco 4 minutes, and the city centre about 20 minutes walk. The staff are great, very friendly and enthusiastic, the rooms are exactly what you expect, and are of very high quality. The quality is surplus what you pay, and excellent value for money! I have found beaverbank so enjoyable this year that I have rebooked to stay here next year. There are some lovely scenic walks and Parks near by too.
The location is not ideal at all (I would rather not pay £45 a month to take the bus to go to the city centre), the rooms are really small although the lay out is quite good. The bed is awefully uncomfortable though... It could be good value for money if only we had a cleaning lady or something similar to every other student accommodation in Edinburgh or if,at least, each flat was provided with a vacum cleaner, an iron, ... Really good point for the modernity of the building and the flats, and the staff and security are absolutely lovely and always here to help !! Lidl and Tesco in the corner are also a blessing. If you can find something closer to uni, go for it instead. You'll pay less.
Great accommodation and lovely staff! Management are always very helpful. Large kitchens, and a good price for ensuite too. Various events organised across the year which is a nice addition; such as bootcamp and pancakes for Pancake Day. Location is good for the city centre, but bad for both Heriot-Watt and Napier unis. Walls are quite thin, so can be quite noisy at times.
Beaverbank Place is a fun and friendly place to live with great people and attentive, hard-working staff. The rooms themselves are all ensuite with a shared kitchen. The sizes are small but to be expected within halls. Rooms are well laid out, lit up well with plenty of drawer and shelf space, Sockets are found everywhere making it an easy task getting my desktop set up here. Beds are a good size and comfortable compared to other halls i have stayed in. Noise is minimal with good room sound proofing as well as beaverbank being away from any main roads meaning city noise is not noticeable. Maintenance are friendly and prompt with any problem with breakages or malfunctions and security are kind whilst taking their job seriously. Reception is open with great hours manned by some of the kindest receptionists ive ever met whilst staying in halls, they make you feel welcome and attend to any problems you encounter during your lease. Finally, the location of the beaverbank is within a nice part of town with a tesco and lidl only minutes away. However as i travel to sighthill it takes me longer than id like to commute, Beaverbank has implemented shuttle buses which is a good idea to curve this problem and personally the distance is not a big deal for me. Overall i'd highly recommend Beaverbank, you wont regret your choice.
As an international student who didn't have time to look around for flats before moving to Scotland beaverbank was very helpful. I could see the different rooms online before booking. Plus you get to choose who you live with, concerning gender and year of study. The management is super helpful with any problems you might have and also Organise fun little get togethers so everyone can meet and mingle with all the other students. There is always someone at the reception 24/7, whether it's security or the managers themselves. I met so many great people at beaverbank and would definitely rebook my room as well if I wasn't going to move into a flat with some friends I met in beaverbank. The only thing that I can complain about is the location as it is very close to the city center and university of Edinburgh but it took me 45 minutes by bus to get to my campus (Napier, craiglockhart) and the free shuttle bus didn't go that campus. All in all I've had an amazing time here, met great friends, made a lot of memories and can only recommend, seeing as it's cheaper and more modern than a lot of other student accommodations as well.
The rooms are so nice and modern which really made the place most appealing for me but I also like the fact there is security on site 24/7 and all staff are extremely helpful and happy to do as much as they can for you with all issues being dealt with asap. Between rooms there is barely any noise as well which is great when you are trying to do work and concentrate. Lots of activities get planned for the site giving the place a friendlier feel and are great to go along to if you are able. Location is a little out of town but doesn't take much to walk up or get a bus from the stop just along the road. The convince of Tesco and Lidl right beside the building adds to good points for the accommodation. Although the place is slightly more expensive than others I would really recommend that it is worth it!
I have lived in Beaverbank for the past two years, and after HFS took over it has been such a better living experience. The staff and security are very friendly and are quick to respond to any queries. With HFS, they have organised events within the Accomodation and are great ways to meet others who live in Beaverbank (something that wasn't really integrated before). In terms on location, it is about a 20 minute walk to princes street, however the bus service is great and frequent, especially with the introduction to shuttle buses. Overall, I have enjoyed staying at Beaverbank due to the friendly staff and quality of living spaces.

I've had the time of my life living here for the past 6 months! Met some of the greatest people, will be so sad to leave. Rooms and kitchens are very spacious, staff are very helpful and friendly! Great place to live :)
A little far our but provides a free shuttle bus to the local Universities every day. Great value for money. Friendly staff and 24hour security on the premises which is very convenient.

Really safe, great management and rooms. The location isn't too bad, and Bellevue has lots of great coffee shops and bars along the way, so I wouldn't call it isolated. Plus, if there is a shuttle next year I'd say that the location is fine. I didn't rank value for money too highly, as it's not very cheap and other accommodations of similar quality have services that we do not, like weekly kitchen cleaners. As for the fun or atmosphere - I had a great time with my flatmates and other people in the accommodation, but I wouldn't call Beaverbank a fun or atmospheric place by itself - and it doesn't have to be. I think that's the job of the students living here. Overall, I was really happy with the accommodation. The receptionists, security guards and mechanics did a particularly good job throughout the year.
I really enjoyed my stay here (2015-2016). It is a very safe area and the security is always around in case there are any issues. The management team is always very helpful and friendly. The only issue is that it is a bit far out from the center and I'd say it is overpriced compared to other student accommodation, taking into account how we don't have someone cleaning the common areas like the kitchens which other accommodations do.
Super friendly and helpful staff. Very good standard in rooms and kitchen. Bad location, it is just too far from uni. Close to Tesco.
I have spent 2 years in Beaverbank and have found it a great place to be as a slightly older student when writing dissertations, thesis etc. It is quiet, clean and the staff and very helpful. It is well organised as younger students are based in one block, with older, more mature students in another. I was very happy to return to Beaverbank for another year and would recommend it to older students for this reason. With regards to location, it is within walking distance of the town and a bus is only 3 minutes walk away, which will take you up to the University of Edinburgh. Broughton Street is a great area to be, with plenty of great bars and cafes, I have also worked on this street, which has been very handy!
HFS now manage the accommodation. It is so much better run! The staff are all fantastic from cleaning staff, reception and security. All issues reported get sorted asap with no delays. Any communication made is responded too. The rooms are comfortable with lots space. The shared areas don't get used, these have lost their touch and rather dull and uncomfortable places. HFS have said they are making huge changes to improve these areas. i cannot wait to see what they come up with.
24 hour manned reception and onsite security with parking - The accommodation all round is fantastic. Its a little far out from the university however as its located in a different part of Edinburgh there is so much more to see rather than from the tourists side of the city center. The new management staff HFS are fantastic. They are really helpful and willing to go that bit of an extra mile to sort out any issues that may arise.
