No stars for me! When I went for the viewing, I wanted to view the room that I was going to get given but the women who showed us a round said the only room they could show is the showroom. when I finally got to see my room (2 days later, I had all my stuff with me to move in), the was nothing like the showroom, it was worn out, wood was chipped here and there, the room had a weird smell, dusty (I couldn't even breathe properly), I was told the walls are thick but they are not as I was in the room for 20mins and I could hear the boiler and someone having a shower. the kitchen was worse then the room, horrible, disgusting, dirty, messy, broken, old and I checked out in 20mins. the only good thing about the accommodation is the location and thats it. there are better options out there, don't waste your money.

Where to begin? Chronically mismanaged, total ****hole, in the worst area imaginable and horrifically overpriced to boot.



The staff and managers both in the building and the company more broadly are not trained. I have heard this from the manager himself, quote: "None of the staff in London are trained appropriately to deal with anything outside of the norm". There is one maintenance guy in all of London - a direct quote from a receptionist. More on these issues later.



The area is shocking. Though well connected to Central London, and with a retail park right next door, the area is the worst combination of noisy and lacking in services. The building is next to 4 building sites, all deep drilling, digging and hammering 24 hours a day. There are two warehouse nightclub spaces which make noise for at least 16 hours a day between them. There is also the train station which makes plenty of noise, and that's not accounting for the train announcements themselves which also run 24 hours a day and LOUDLY. Add to that the noisy courtyard at the middle of the building and the horrific racket of other students (which the night team never deal with because they "can't be bothered" coming upstairs) and you have a real treat!



On this note of noise INSIDE the flat, I was forced to live with the tenant from hell for 5 months - and staff, including the manager Mr Hattersley, have admitted that she should have been moved out within 2 months. She was loud (I often went a week with an hour of sleep if I was lucky), a drug user (the cheap and nasty kind that stink up the flat beyond help), a smoker (in a non-smoking property!), who had friends round every night, damaged the property, covered over the smoke detectors, physically and verbally threatened us MULTIPLE TIMES and stole from us at every opportunity (the real highlight was the bike locks we put on our cupboards so our food couldn't be stolen anymore). Staff were ineffectual at dealing with this, did not exercise their powers to handle her quite simply because they couldn't be bothered and they didn't care. When discussing this with management, they have admitted their failings but done nothing to appropriately rectify this, a highlight being that we were told the reason why this had all happened was because they didn't have a building supervisor for a while. And this should have been my problem WHY??? Staff problems, funding issues etc are constantly pushed back onto students when it is NOT OUR JOBS TO DO SO. We will likely be taking Unite to court to sue for neglecting their parts of the contract, cannot wait!



In addition, maintenance is a joke. I've had a mouldy patch next to the bathroom since Christmas - caused by a leak they "couldn't see" and "didn't exist - it's your fault there's mould" which eventually showed up 4 weeks later as a flooded bathroom. The mould has died off now that the leak has been repaired, but they were supposed to come up and paint the damaged wall in January....still no sign. Another highlight is the bugs! We had a pantry moth infestation, then flies, then spiders. All caused by prior tenants. Did Unite rectify this? Did they fuck. Additionally, some lucky flats have a silverfish infestation, and others have bedbugs! Lucky ducks indeed! We additionally had to spend 4 days, using every waking hour between 4 tenants, to get a fridge freezer replaced which was actively leaking all over the floor - because there's "only one maintenance guy in London" - and, again, why is this my problem? With all the salaries your aren't paying, maybe you could just hire an external contractor? No? Of course not, that's much too sensible.



tldr; don't stay here even if THEY pay YOU.

Emily Bowes has a great location - close to the gym, and to the tube station plus only 20 minutes from Central on the Underground. The room is good, if a little small, but there is no way near enough storage...I can't keep the place tidy with the amount of space they've given for my clothes. I rated fun low because no one really leaves their room to talk to each other, which might be nice for some but can be annoying. I've stayed in 2 rooms here now, and the plumbing in both is not good - the flush endlessly refills.

This is good place to saty if you are a student and need safe fun place . The only thing is that it is a bit overpriced ...well as everything else in London

Moving in was smooth and staff the most helpful that day compared to during my stay. Leak in celling causing flooding of my room. I did feel safe in the building, until my window was smashed whilst I was asleep. Water damage and damp from leak caused more issues throughout my stay. Noisy parties due to my window opening out to the courtyard.. However it is student accommodation so parties are expected! Good location close to local retail park, with everything you need and local gym in the building.

Better to move in with people you know. It's nice place to live if you want some privacy. There is also a 10% discount on the gym down stairs so it works out to be only about £20 per month.

The rooms are all very different. Some rooms have issues with heating but these can be quickly resolved. The management try social events but fail. It's only 10 minutes from East London University by train. Very polite management.
