The Keel Houses Edinburgh is a studio-only student residence beside the Union Canal, a short walk from Tollcross and the city centre. It has 151 beds across the original building and a newer development alongside it. Every studio is fully furnished with a private bathroom, kitchen and study area. Many rooms look out over the canal or towards Edinburgh Castle.

The residence sits in a quieter residential part of central Edinburgh, right beside the canal. Home Street and Tollcross are close by for shops, cafés and restaurants. The Meadows, the King’s Theatre and Lothian Road are all within walking distance, and Lothian Road leads on towards the Castle. Haymarket station is also reachable on foot, with rail services and the tram line to Edinburgh Airport. The canal hosts local events through the year, including a festival and a charity boat race.
Students at the University of Edinburgh, including Edinburgh College of Art, Edinburgh Napier University and Heriot-Watt University live here. The University of Edinburgh’s central area and Edinburgh College of Art are within walking distance, while Heriot-Watt’s Riccarton campus is reachable by bus. The Keel Houses offers several studio grades, from standard studios to larger studios with canal views. There is also an accessible studio type. The rent includes Wi-Fi, all utility bills and contents insurance, and a wired connection offers speeds of up to 1Gbps.
A recent expansion added more studios and social space. Residents share two cinema lounges, an on-site gym, several communal lounges and a communal kitchen, including two new common rooms in the newer building. There are also two private courtyards, a private dining room, a games area with table tennis and Mahjong, a new library, study spaces and a meeting room. Air conditioning covers the communal areas only. The building has bike storage, a laundry room, CCTV, on-site maintenance and solar panels, and holds an EPC rating of B+.
