Although it has good location, It is very poorly managed for this high rent. If you want to experience days without hot water, the lifts not working, constant fire alarm going on, loud construction noise, and not being able to contact with the management and maintenance team when needed, this is where you should live.
The location is nice, and everything else is just about average about this accommodation, except the rooms, which are horrid. No extractor fam and zero ventilation, - which leads to fire alarms being triggered all over the building as the smoke accumulates in the room - the place gets dusty super quickly after cleaning, and things break ALL THE TIME. In 2 years I've had the fire extinguisher break 3 times and the toilet flush 4 times. On average, it takes them at least 2 weeks to fix things, while you have to deal with the deafening beeps of the fire extinguisher every time you use the stove and being kept up by sounds of running water at night. Not to mention that one of the elevators in the main building is broken half the time, and their "gym" (2 treadmills) is a joke.
This accommodation is in a very good location putting it in walking distance of two tube stations making it easy to get around the city from home. The rooms were spacious and the management team was always cooperative and ensured that all problems were taken care of right away.
I first moved into a 2 bed apartment in 2015-2016. Loved the place so much that I had to re-book But changed to a 3 bed apartment, which was even better. If you want an awesome view or a bigger room, go for the premium room. Ive been forced by my friends to have parties here on the roof (pent house) just because of the amazing view from there. There are problems where ever you live, had some issues in the apartment which were taken care of very quickly.
Everything here is managed absolutely amazingly and I couldn't recommend this place more! Thank you!
Everything is very clean and the rooms are nice and modern. This place is great value for money. The management is very kind and helpful. I would strongly recommend this place to any student planning on living in London

I believe we also offered you several room move options but these have so far been declined. Regarding maintenance, I have reviewed this with the site team and all jobs have been completed, except one job which is in progress and we have kept you informed and provided updates throughout. Regarding feeling isolated, here at Paris Gardens we ensure that we run regular social events, which we advertise via posters throughout the building and also updated FB and email all residents. This is to ensure that all residents within the building are given the opportunity to mix with other residents and make friends within the same residence. This ranges from the welcome party, to our most recent deck the halls event. We hope this response highlights how proactive the management team have been in all requests made. This summer I got an internship in London and stayed in Paris Gardens for a month. Since the moment I called to book my room, the staff were incredibly friendly and very helpful. In no time I had a secure room in London. When I got there, the check in (again) was very easy and quick to do. The apartment had a very good size, exactly what I needed, no more no less. The best part was when I saw my room, it was extremely clean and even though it was small, it had loads of space (many shelves and good size wardrobe) to place all my stuff, I even had extra room. Wifi, hot water, security and cleaning were outstanding, never got a problem with any of them! The location is incredible, just a five minute walk from Southbank and a two-minute walk from Southwark station; the price is fair for everything they offer, so if you´re planning on studying in London, I recommend checking Paris Gardens out, I had a great experience there and would definitely stay there again.
Yes it's expensive but where isn't in London? You pay for what you get. Good sized rooms. Kitchens a bit small and 2 beds have no lounge so can feel a bit isolated but there's nothing wrong with the quality and you would know if you visited before agreeing to rent which I didn't do. No complaints overall.
Management on site are SUPER responsive to maintenance and payment issues. Always willing to help, all you have to do is ask and they don't make you feel like an imposition, which is rare in London.. For example, I emailed them about an issue we were having with out toilet and it had already been resolved by the time I emailed and they were happy to help. All the guard staff are super friendly as well. All in all very pleased.

Staying here was a real pleasure! The staff is lovely, the location is great, and installations are beautiful. However, there were recurrent problems with the lifts, and the kitchen space is too reduced for the price. Besides from that, it was a great experience to live here for a year, and I highly recommend it. Hasta pronto, Londres!
The best aspect about living at Paris Garden is the location, especially for those going to KCL or LSE. Located 7mins away from waterloo tube station and 5mins from Southwark tube station, the area is well connected and even safe, given its central location. The rooms are modern and well-furnished. If you are lucky, you could get the view of the Shard and/or London eye. To add to all of this, it has a common room with a pool table, Home theatre, vending machine and quite alot of space to chill, and all this and more facing the London Eye. Not to forget, it also has a laundry room and a gym (however there are no weights and it is quite small).
Had a few minor issues moving in, such as the curtain coming off the window because it was loose. However they were quick to resolve the issue. In general, any issues I have had have been resolved within a couple hours at most. Building is quite nice and all the common areas are very clean. Live the views from the terrace and the location is close to groceries and some restaurants which is good for going out for the night. Plus the gym is great (while small) saves money on a gym membership. Only major complaint is laundry. Quite expensive to do and also many times I have had to dry my clothes two to three times (paying each time) to get it fully dry. Rent is quite expensive especially for a small unit such as mine, however you get for what you pay for and I would definitely encourage people to stay here for their studies especially as a student at KCL, LSE or BPP.
The main reason I initially booked at Paris Gardens was the location. There are two tube stations close by and the walk to central London (Covent Garden, Soho,...) is a short one (the views also make up for it). During the weekend it's always nice to go for a walk on Southbank if the sun is out. What I find to be great about this place - after living here for a few months - is the security that is always on site after office hours. There is always someone at the desk that you can go to in case of emergency and this is surely something that stands out. Initially I thought the rooms were rather small, but you have to keep in mind that since we're in London this is not really surprising. Despite the fact that the room is not that spacious you do have a big desk, which I think is a good thing. If there would be one thing that I would have to say that is kind of a negative point it would be the huge amount of dust. However, this isn't something a hoover can't fix. If you encounter any problem you can go to the management - very friendly - and they will try to fix it as quickly as possible. You can register maintenance problems through the student portal page, but you can also go down for a quick chat with them. I must say that any problem I have encountered here was fixed in a relatively short period. I would definitely recommend this student residence to other students.
Student accommodation with the best location in entire London. I always walk to university, Covent Garden, Soho, Bloomsbury and City. Very convenient. The rooms are small but big enough for a comfortable stay and with plenty of closet space. It is also very nice that there is security 24 hours sitting at the main entrance of the building, there is a free gym and a huge terrace with a great view over London. The price is quite expensive, but you do safe on tube costs and the building is brand-new. I liked my stay here!

Been living here for 2 years, the location is perfect and peaceful. This place can be listed as a safe environment for females especially if you have job/ school life that requires you to return home late. The train station is only 2-3 minutes away from the accommodation and the path home is always bright. Great management team, always very helpful, friendly and professional when dealing with situations. The interior of the room is very modern and gives off a calm feel to the overall atmosphere. Great view from the room, bright lighting and is very suitable for students that require a bit more peace when studying. The whole building is also centrally heated, so it is always warm throughout winter. Although the price is just a bit higher than other accommodations, i have to say this place worth every penny.

Been Living here for two years now and would not move for the world. Location is absolutely perfect for kcl and LSE students, I save so much on Oyster card top ups and feels good to walk to uni instead of being in the bus or tube. The building is really nice. Rooftop terrace has the best view of all student accommodations in London, even people living in other halls have to admit it ! The management is nice and always super helpful and people often organise get togethers and parties in the penthouse common room ! Love this place !
Paris Garden is the perfect accommodation especially if it's your first year living in London. Apart from being in one of the best parts of the city, the building itself is stunning. The common room and rooftop have an amazing view and are perfect places to chill and have fun. the flats are tiny but you have everything you need in them. Everything works most of the time and if you have any problems you can ask the management and it usually gets fixed fairly quickly. Overall I would definitely reccommend Paris Garden accommodation for all students.
Paris garden is a student accommodation with very efficient and friendly management team and all the facilities are very nice indeed! I love the roof terrace with a lot of sunshine in particular.
Management are really nice and do everything that they can to ensure that the students are happy. Location is very central and accessible to central london. Rooms have good lighting but could have better ventilation. Reception area is more lively and has improved since September. There is a TV playing music every morning and the Management lay fruit out and newspapers during the week. I am thinking about living here next year and would recommend to friends and family studying in the UK.
I actually really love it here , it's super close to the tube station and you can even walk to central London. I'm so paranoid all the time so I get scared about security but this is best I've had so far. I love that we get really good privacy and the view from the terrace is fantastic . But, obviously it is super expensive and doing laundry is a chore because I often have to wait for others to come collect their stuff. Also rooms are disgustingly dusty I Hoover every 2-3 days (allergic to dust). Windows also don't open much so despite it being cold atm I keep the window open when I sleep, tbh am a bit worried about summer! I don't cook so dont actually have problems with smell but I can imagine it being problematic for those who do cook! I've lived in houses with best friends and halls before and despite the downside I would choose to live here again, living in a flat with friends is super fun but having that privacy is something I really value.
I have lived here for more than 2 years and the location is perfect, especially if you study at king's (Waterloo campus is a 4-5 min walk from the accommodation), which is particularly useful if you need to stay at uni late at night. You can get anywhere within zone 1-2 in minutes. The rooms are a bit small but if you are lucky the views are amazing. Management are friendly and helpful and the 24h security people are always there for us.
Location is very central to Zone 1 & 2 and Covent Garden is within walking distance. Universities are very accessible especially if you study at Kings College. There has been a huge improvement in the events put on at Paris Gardens and a much lively feeling in the Reception. The rooms are very homey and snug however ventilation could be improved whilst cooking. Management are very nice and do everything within their power to ensure repairs are completely promptly or even just their general customer service. I am thinking about re-booking for the next academic year even though the prices are slightly higher, Paris Gardens is my home away from home.
The Halls are located in the perfect location of Zone 1. They are well connected by all means of transport to all parts of London. The management are very helpful and ensure that any problems are dealt with as soon as possibly. The safety of the building is second to none, with security on site 24/7.

OK this halls are great, but only for certain kind of people. To be specific, only for people who use chopsticks when eating. There is a powerful group of students in the hall who defend the use of chopsticks and not regular utensiles like forks or spoons, they call themselves the "chopstick society" They started as a rumor but now they control the building. Everything you eat they know it, and if you don´t use chopsticks you will suffer the consequences. Other than that the place is nice.
I lived here for a year and although the rooms are quite small they are clean, new and modern. Whenever you have an issue, maintenance comes right away. Yes sometimes the elevators don't work but most of the time this isn't the case. It is very accesible to many tube lines through Southwark and Waterloo station. It is also a short walking distance from covent garden, holborn, lecister square etc. The common room was an amazing roof terrace with great views of London
Rooms are SO BAD. Dusty, leakages, no ventilation, doors don't lock properly. I can't cook my paella without stinking the whole floor for days. I can't take my siesta because my room gets so hot and the windows cannot be opened fully. Lifts are sometimes non-operational in the accommodation. As Paul said, staffs also lack commons sense. The only good thing is it is very close to a nice football court so I can play football every week. But definitely not worth £250 a week, only live here if you have no choice. Surely there are better places out there, no? My storage room in Madrid is better than this....
There are a lot of things wrong with this place
If you are on the side with the nice view is all good, if you are unlucky and get the side facing the other building it is a terrible room. Small, terible ventilation, limescale, dusty.... the rooftop is one of the best in London though... I am chinese and had many chinise friends, we had a chopstick society.
Poor quality of rooms. Poor ventilation. Room is always so dusty no matter how much you clean it. Had leakages everywhere during the first term of stay. The outside of my room was not fully built yet so construction was ongoing which was loud and annoying. The extractor fan for cooking is literally non-existent so whenever you cook something the smell lingers around for the whole week. They lied about having a gym in the accommodation, it only has 2 treadmills and a cycling machine. Also the mini "gym" is so poorly ventilated you can hardly breathe when exercising. The laundry machines actually dirtied my clothes even more after paying for a wash for £3.50, my clothes have some black stains on them now that cannot be removed. But on a good note, location is good and accommodation mates are nice and friendly.
The location is perfect and the views from the top floor communal penthouse are outstanding. However- the management is absolutely appalling. They have no idea what's going on and are completely inept at their job + lack common sense. I have moved out as a result of the poor management staff and the way the deal with (or rather don't deal with) the management of the building.
The halls are perfectly new and clean with great views. On the top floor is a huge lounge and terrace with a massive TV, foosball, pool and couches. There is all types of transport like it being one minute away from the tube. The staff are really helpful and kind except one guy who is a weirdo and control freak. Overall it's a great place but the only downside is it's a bit expensive but if you can afford it it's worth it. Paying an extra £10 per week for a better view is worth it. There is also a laundry and a mini gym - but not a lot of equipment.
Location is great and there is a really good social environment and community feel to the halls. I like this place.
The facilities are good and new but sometimes the lights don't often work in the kitchen and bathroom. The studios are too small.
The management is a slow and can't deal with student situations.
It's very convenient for King's college students but not for Imperial because of the tube network structure. There is a local gym close by.
It's worth the money for the location but when I moved in though the building and facilities were not complete.
Everything is new which is good and bad cause things sometimes don't always work. It's better to get a room with a view facing outwards of the building, preferably towards the London eye.
