While I write these words I am sitting in my room in Emily Bowes Court. It is 00.26 soft sounds of the 24/7 construction place coming through my window. The words "see it, say it , sort it " are burnt into my memory due to the fact that the train station directly beside the accommodation. Moreover, I am hearing the abiding water rippling (24/7) in the noise behind the toilet. I called the maintenance service 5 time for the problem and only one they fixed it for 1 day. After trying to change my room, I not knew what I will start. Since 2 1/2 weeks I am desperately trying to discuss with the unbelievable unfriendly employees. All in all I can say: I am close to move out before my semester in London ends. DONT DO IT. Seriously. I have read the bad reviews before and thought, nahh I can handle it. BUT NO, DOONT DO IT!
Do you enjoy spending the first week of a new tenancy scrubbing everything with Dettol because it's sticky? Do you enjoy inadequately ventilated rooms? Do you love breathing in clouds of weed smoke? Do you hate sleep? If you answered 'yes' to any of these questions, Emily Bowes Court is the place for you. The entire site is run down, dirty, and staffed by people who seem to have lost the will to live, let alone work. Internal and external doors are frequently left unlocked and even propped open, meaning anyone can walk in off the street. Maintenance requests and complaints about poor service are treated with contempt or simply ignored. Interiors are heated to tropical temperatures at all times, there is no air conditioning, and if you're in a room facing the courtyard you will need to buy several fans to make it habitable (opening the window won't cool it down - it'll just give you tinnitus and get you high, as the courtyard is mainly used for screaming and smoking weed until three or four in the morning, seven days per week). Emily Bowes is, quite frankly, an absolute hole. If you need student accommodation in London, you'd be better off almost anywhere else - even another Unite property (and that's saying something). The only good thing about the place is its proximity to transport services that will get you away from it.

I lived in Unite St Pancras Way last year and thought that was bad. It was paradise compared to Emily Bowes Court. The only good thing about this property is its proximity to the tube so you can get away from it. The building is dilapidated and all internal areas are kept at a constant temperature similar to that of the planet Mercury. Unite makes a big deal of the high level of security afforded by its properties, but the card reader on the main door at EBC doesn’t work so people just bang on the glass to be let in (and if there’s nobody to let you in, better be prepared to stand outside all night); I was given a room with a door that didn’t lock; and my stuff was stolen from the shared kitchen within two weeks of checking in. I was allocated a room so filthy I had to spend two full days scrubbing every surface with Dettol before I could touch anything without feeling sick. The fog of weed smoke that hangs perpetually over the courtyard means that unless you enjoy the smell of weed, you can never open your window - so you’ll need to buy a fan, or you’ll be dead of heatstroke within a week of moving in. Emily Bowes Court is an utter hole.
Definitely the worst experience, during my stay here, there are a lot of problems: 1)wifi connection really bad->even if you call the support team they didnt fix the problem 2)they painted the rooms and we were forced to leave the room for one day and after that to stand the smell and the chemicals for 10-15 days without even asking us! 3)no privacy-they go into your room whenever they want and eg: took our chairs(in order to bring new ones or in an other case a girl was out for vacation and they got into her room and packed her stuff to paint the room) 4)washing machines do not work and when you call the company they don't even care about it 5)it is supposed to clean the kitchen every 14 days but they dont do it! 6)safety (roberries outside the tube station-Tottenham Hale) 7)maintenance requests: they deal with them after 10 days when you have told it to the reception more than 5 times!!Unacceptable! 8)hot water problems The only good is the victoria line and the transportation!
Overpriced like all student accommodation in London, but a convenient location.
The rooms were nice. The staff didn't deal with issues very quickly. Good facilities eg washing and close to the shops.
Emily Bowes has a great location - close to the gym, and to the tube station plus only 20 minutes from Central on the Underground. The room is good, if a little small, but there is no way near enough storage...I can't keep the place tidy with the amount of space they've given for my clothes. I rated fun low because no one really leaves their room to talk to each other, which might be nice for some but can be annoying. I've stayed in 2 rooms here now, and the plumbing in both is not good - the flush endlessly refills.
The room and kitchen is quite dark Really convenient for both tubes and national rail Place feels safe and secure with staff working 24/7
This is good place to saty if you are a student and need safe fun place . The only thing is that it is a bit overpriced ...well as everything else in London
Great atmosphere socially, but the internet, constant fire alarms and mice problem isn't great.

Better to move in with people you know. It's nice place to live if you want some privacy. There is also a 10% discount on the gym down stairs so it works out to be only about £20 per month.
Staff are good. The price is expensive but that's life.
It's safe and the tube's victoria line is useful. There is a real sense of community.
They are improving the building. It's a good stay.
The room fittings seem as if they are there to be broken so you can be charged.
The rooms are all very different. Some rooms have issues with heating but these can be quickly resolved. The management try social events but fail. It's only 10 minutes from East London University by train. Very polite management.
Everything's good but the parking is expensive.
